Residential Surveys

RICS Level 2 Home Surveys (survey only)

Previously called a ‘Home Buyer Report’ or ‘Home Buyers’ Survey’.

An RICS Level 2 Home Survey is best suited for modern and traditional properties up to 120 years in age, which are not listed, and in reasonable condition with no major alterations or changes. Level 2 surveys provides a professional opinion at an economic price.

A level 2 survey will provide a general overview of the condition of the property, highlighting major defects and other issues. The user friendly report will include a traffic light condition rating for each element of the property for quickly identifying problem areas, along with referenced photographs.

Additionally, the report will provide general maintenance advice and highlight any legal concerns the surveyor may have.

RICS Level 3 Home Surveys

Previously known as an ‘RICS Building Survey’.

An RICS Level 3 Home Survey provides an extensive in-depth analysis of the property suitable for all building ages and types. The report will look at all building elements in detail and provides advice on defects, repairs and maintenance options. This survey is best suited for properties over 120 years of age, or with numerous previous alterations, run down and or listed.

A level 3 survey provides a detailed and thorough review of the properties condition, identifying and analysing all major defects and other issues.

Additionally, the report will provide clear detailed advice on repairs and future maintenance issues, along with indicative repair costs for major works. Similar to level 2, any legal concerns will also be noted in the report.

Photographic Schedules of Condition

A comprehensive Photographic Schedule of Condition, examines and documents the residential property, and can be used when negotiating leases. It is a visual record of the building fabric, identifying visible defects, wear and tear and structural and cosmetic issues. Building services will be visually identified. Should building services need to be checked / tested in further detail, specialists in those fields will need to be appointed.

Schedules of condition are an essential component of lease agreements in UK property law. The report is an impartial record of an existing asset at the time of the survey. The report can help limit liability about responsibility for damage or disrepair, should a dispute arise.
